- I will meet with you at your property and make recommendations for getting your home in the best showing condition before it goes on the market
- I will research the prices of comparable properties in your neighborhood and prepare a detailed market analysis that we will review together to help you understand the current value of your home
- I will educate you about the costs involved in selling your home
- I will obtain contractor bids for you such as hardwood floor refinishing, carpet cleaning, window washing, painting, cleaning, gardening, staging (furniture, accessories, wall hangings, etc.)
- I will schedule and attend all property inspections, which I highly recommend, to ensure there are no costly surprises that come up during the sales transaction
- I can arrange a free roof inspection
- I recommend you conduct a pest and contractor's inspection
- You are also required to have a water conservation inspection
- I will order the required disclosure reports and compile a comprehensive disclosure package for buyers to review, sign and submit along with their purchase offers
- I will walk you through all Seller disclosures that you will need to complete as part of the disclosure package
- I will cover marketing costs including professional photographs, website creation, etc.
- I will monitor comps on an ongoing basis and discuss them with you to help determine the best pricing strategy before your property comes onto the market
- I will launch a thorough marketing campaign including:
- MLS and property website launch
- Internet marketing blast – property is posted to Zephyrsf.com and then syndicated to over 30 real estate search sites and also to other brokerage websites
- Property announcement email sent to 5000 San Francisco Realtors
- 2nd email with additional information sent to 200+ Zephyr agents
- Craigslist advertising before each open house
- Full color marketing statements provided at all open houses
- I will put together a thorough open house schedule and provide you with immediate feedback after every showing
- Tuesday broker's tour
- Wednesday morning preview tour for Zephyr agents
- Weekend open houses
- By appointment showings during the week
- I will closely monitor buyer/agent interest level in order to determine the best time to start accepting offers
- I will screen the offer(s) for you
- Calling mortgage brokers to verify buyers' financing
- Tightening up terms/conditions with buyers' agents before reviewing the
offers with you
- We will review your offers and I will make recommendations on how to respond
- I will handle all the paperwork involved
- If receiving multiple offers, I will try my best to put a backup offer in place
- I will closely monitor contingency dates and maintain frequent communications with you, the buyer's agent, the mortgage broker/lender and the escrow officer to keep
the deal on track
- I will maintain all necessary paperwork through close of escrow
- I will schedule and attend the signing of all your escrow documents
- I will coordinate a final walk through and key exchange with buyer at close of escrow
- I will make sure the sales proceeds have been delivered into your account at close
- I will continue to assist you after closing in case any questions or issues come up
