Thinking About Selling?

Preparing Your Property for Sale

  • I will obtain contractor bids for you such as hardwood floor refinishing, carpet cleaning, window washing, painting, cleaning, gardening, staging (furniture, accessories, wall hangings, etc.). Many of my clients do not live in their homes (or even in San Francisco) while their property is being prepped for sale. I am happy to manage the home prep process for them from start to finish. Here is an example!

  • I will schedule and attend all property inspections, which I highly recommend, to ensure there are no costly surprises that come up during the sales transaction
    • I recommend you conduct a pest and contractor's inspection; San Francisco sellers are also required to have a water conservation inspection

  • I will order the required disclosure reports and compile a comprehensive disclosure package for buyers to review, sign and submit along with their purchase offers

  • I will walk you through all Seller disclosures that you will need to complete as part of the disclosure package

"Best professional we have worked with, ever. My wife's brother passed away in SF and we needed help selling his Inner Richmond Edwardian home.  We needed someone who could deliver the whole package of services because we live in WA State and didn't want to make multiple SF trips.  We interviewed three agents and knew that Laura was the one we wanted, and needed.  Laura made it possible that it was the last time we flew to SF. "I met Laura when I contacted Zephyr for advice regarding the sale of my house. When she first came to my property, I was impressed by the clarity of her assessment of what needed to be done to prepare it for sale. Frankly, my building had lots of potential, but many walls had been opened and remained exposed. The structure was still visible because I had been unable to finish the work: It was not a run of the mill property and I was concerned about how it could be marketed! Laura had many great ideas about presenting it for sale: The extent of contents removal; what should be staged; what should be repainted in preparation for the photos, publicity material and showing. MARKETING MATERIALS: It was so rewarding to see all of the photos on the very sleek website for our building (I never knew the place could look so light-filled and airy). Equally professional were the full-color flyers distributed at the open houses which were printed on nice stock. 

UNDERSTANDING LEGALITIES: This is my first time selling property in San Francisco; I previously only sold homes that my family and I lived in in the suburbs. Navigating San Francisco's laws and codes was a mind-boggling experience, which, if not for Laura, I would have spent hours understanding. She provided us with information and links to attorney's websites that clearly explained all issues - from tenant's rights, to any possible legal complications. 

ACCURATE TIMELINE: Laura provided us with a preparation and marketing calendar, and quickly updated it when necessary. Her timeline on the marketing calendar was something I had not experienced before - it went according to plan: from the date the property was to be listed on the MLS to when the date came to review offers, it played out in the best possible way!

RESPONSIVENESS: Her degree of responsiveness is unparalleled. I've emailed her at all hours, and I never have to wait long for a reply. If it's late at night I'll receive a reply first thing in the early morning. During the day, she replies so quickly. She's on top of everything, and when you speak with her, her can-do attitude is inspiring. I know we're only one of her clients, but it feels like we're the only one!

FAIR: My sister and I were coming from different viewpoints on what we wanted overall, and Laura was admirably very fair in acknowledging that she represents us both, and always presented alternative options that may not have yielded in an easy sale, but that were available if that's we wanted to do. 

NO PRESSURE: There was absolutely no pressure at any step of the way; she always made sure we had all of the information before we made a decision, and that we were comfortable with it. Her honesty is refreshing.

FORESIGHT: Laura has the foresight to anticipate what you may need in connection with the selling. For example, she introduced my sister to her financial advisor to help her figure out a plan to move forward after the sale, and provided her with the contact information of two individuals at Progressive Property Group, who educate and help people find rentals in SF.
